Retail Revitalization & Operational Continuity
A comprehensive modernization of a 25,000 SF community landmark, designed to update a legacy grocery experience while honoring the building’s mid-century origins.
The Friction Point
Reinvesting in a primary location that has served the community since 1944 requires a delicate balance of architectural modernization and historical preservation. The most critical challenge was the requirement for the store to remain fully operational during a complete overhaul of the interior, exterior, and heavy-duty commercial kitchen infrastructure—all within a tight urban footprint.
The Plan Build Intervention
Plan Build managed the complexities of a multi-phased "live" construction environment, ensuring that the project’s technical upgrades—from refrigeration overhauls to structural wood framing—did not interrupt daily service. We oversaw the transition to a modern, accessible circulation plan while coordinating the high-performance kitchen and preparation spaces essential to the store's catering operations.
Our expertise:
Coordinated phased construction schedules to allow the facility to remain open and safe for public use throughout the renovation.
Managed the full-scale renovation of industrial food preparation spaces, including specialized refrigeration and freezer systems.
Oversaw the re-organization of store circulation to meet modern ADA accessibility & code compliance standards for entry, restrooms, and service counters.
Coordinated the installation of a new glass vestibule and a specialized exterior canopy system designed for community events.
Managed the aesthetic and technical exposure of the historic roof framing while integrating a neutral, modern material palette.
The Outcome
A refreshed, accessible, and high-functioning neighborhood anchor that successfully bridges the gap between Eddie’s 1944 heritage and the modern shopping expectations of the Roland Park community.
