The final-phase completion of Health Sciences Facility III—a premier biomedical research hub—transforming remaining shell space into high-performance, active laboratory environments.

The Friction Point

Executing a major laboratory fit-out within a 2018 facility that is already 75% occupied creates significant operational friction. The project requires balancing the highly specific, rigid technical needs of multiple research groups with a long-term requirement for "evolvable" space, all while ensuring that construction noise and utility shutdowns do not compromise active, sensitive science on adjacent floors.

The Plan Build Intervention

Plan Build serves as the technical liaison between the School of Medicine and the design-build team to maintain research continuity. We manage the complex logistics of building within an active biomedical environment, implementing rigorous noise monitoring and off-hour coordination to protect existing research while driving the new fit-out toward substantial completion.

Our expertise:
  • Operational continuity by coordinating construction deliveries and building shutdowns to prevent interference with active loading dock operations and occupied lab floors.

  • Managing multiple specialized research groups to translate their specific technical requirements into the final design.

  • Providing detailed design document reviews for quality control and to ensure the fit-out meets the high-performance standards of a state-of-the-art facility.

  • Adaptive programming to ensure the laboratory layout supports current technology while remaining flexible enough for future scientific evolution.

  • Full-Cycle procurement including planning and executing the furniture and equipment (FF&E) packages, from initial selection through final installation.
